Our fees cover all of the work required to complete the purchase of your new home, including dealing with registration at the Land Registry and dealing with the payment of Stamp Duty Land Tax (Stamp Duty) if the property is in England, or Land Transaction Tax (Land Tax).
Our Fees
Fixed Fee of £1,250.00 plus VAT plus disbursements for sale or purchase of freehold properties not exceeding £550,000.
Fixed Fee of £1,500.00 plus VAT plus disbursements for sale or purchase of leasehold properties not exceeding £550,000.
Fixed Fee of £1,750.00 plus VAT plus disbursements for sale or purchase of both freehold and leasehold properties not exceeding £900,000.
If the value of the property stands above £900,000, then the fees are to be negotiated.
Specific Disbursements (excluding Stamp Duty)
Search fees - (subject to variation) The local authority search fee is a fee not set by conveyancers and these fees will vary depending on the location of the subject property.
HM Land Registry fee - (subject to variation) Kindly note that this fee will depend on the purchase price of the property.
Bankruptcy search fee £3.00 (per person)
Land Registry official documents - £3.00 each
Electronic transfer fee - £30 plus VAT
Electronic ID verification fee – varies
Our fee assumes that:
When a purchase is with the assistance of a mortgage, then there will be a lender's fee in the region of £450.00 plus VAT upwards based on the value of the mortgage. We will advise you as to the fee once we are aware of the mortgage sums.
This is a standard transaction and that no unforeseen matters arise including for example (but not limited to) a defect in title which requires remedying prior to completion or the preparation of additional documents ancillary to the main transaction.
The transaction is concluded in a timely manner provided no unforeseen complications arise.
All parties to the transaction are co-operative and there is no unreasonable delay from third parties providing documentation.
No indemnity policies are required. Additional disbursements may apply if indemnity policies are required.
It is a cash purchase and in the event that there is a mortgage there will be a lender fee in the region of £450.00 plus VAT upwards based on the value of the mortgage. We will advise you as to the fee once we are aware of the mortgage sums.
Specific Disbursements are costs related to your matter that are payable to third parties, such as Land Registry fees. We handle the payment of the disbursements on your behalf to ensure a smoother process.
Stamp Duty
This depends on the purchase price of you property.
